Privacy Policy

1. Introduction
VerifiHouse LLC (“we,” “our,” or “us”) operates Tarn, a website located at tarnhome.com (the “Service”). This Privacy Policy explains how we collect, use, disclose, and safeguard information when you use our Service.
Please read this Privacy Policy carefully. By using the Service, you agree to the collection and use of information in accordance with this policy. If you do not agree with the terms of this Privacy Policy, please do not use the Service.
2. Information We Currently Collect
Tarn is currently in an early stage of operation. Our data collection practices are minimal:
2.1 Information You Provide
We do not currently require you to create an account to use the Service. When you use our permit lookup tool, you enter a property address to generate a report; we do not separately log that address search. If you submit feedback on a report (see Section 2.4 below), the property address and city associated with that report are included with your submission so we can review it.
2.2 Automatically Collected Information
Like most websites, we may automatically collect certain technical information when you visit the Service, including:
- IP address and general geographic location
- Browser type and version
- Pages visited and time spent on those pages
- Referring website or source
- Device type and operating system
This information is collected through standard web server logs and, in the future, through analytics tools. This data is used solely to understand how the Service is used and to improve its functionality.
2.3 Cookies
We do not use third-party tracking cookies or advertising cookies. The Service may use a session cookie for interface state (for example, remembering which city you selected); this session cookie is not used for tracking or advertising.
We do not currently serve advertising on the Service and have no active advertising partners as of the date of this Privacy Policy. If we introduce advertising in the future, we will update this Privacy Policy and, where required by law, obtain your consent before doing so.
2.4 Feedback You Submit
Every page includes a short feedback form (“Have thoughts on Tarn?”) where you can send us a free-text message and, optionally, an email address if you’d like a reply. Report pages also let you vote on the accuracy of a specific finding or of the report overall, with an optional one-line comment — those votes do not ask for an email address, but do include the property address and city of the report you’re viewing.
Feedback submissions are stored and trigger an internal notification to our team so we can review and respond to them. If you leave an email address, it is used only to reply to you — it is not added to a mailing list, used for advertising, or shared outside the service providers described in Section 5.1.
3. Future Data Collection
Tarn plans to expand its data collection practices as the Service grows. Future data collection may include:
- Email addresses collected at signup — e.g., for a premium feature waitlist, newsletter, or account (separate from the feedback-form email described in Section 2.4, which we already collect today)
- User preferences and search history — to personalize the Service experience
- Payment information — collected through a third-party payment processor (e.g., Stripe) when paid features are introduced
- Behavioral analytics — to understand how users interact with the Service and improve features
When we begin collecting additional data, we will update this Privacy Policy and, where required by law, obtain your consent before collecting new categories of information.
4. How We Use Your Information
We use the information we collect to:
- Operate and maintain the Service
- Respond to your inquiries and requests
- Analyze usage patterns to improve the Service
- Comply with applicable laws and regulations
- Protect against fraudulent, unauthorized, or illegal activity
5. How We Share Your Information
We do not sell your personal information. We may share information in the following limited circumstances:
5.1 Service Providers
We may share information with third-party vendors and service providers that support the operation of the Service, including hosting providers, analytics services, and an email delivery provider we use to route feedback-form notifications to our team (currently Resend). These parties are authorized to use your information only as necessary to provide services to us.
5.2 Legal Requirements
We may disclose information if required to do so by law or in response to valid requests by public authorities (e.g., a court or government agency).
5.3 Business Transfers
If VerifiHouse is involved in a merger, acquisition, or sale of all or a portion of its assets, your information may be transferred as part of that transaction. We will provide notice before your information is transferred and becomes subject to a different privacy policy.
6. Data Sources
The permit records and property information displayed by the Service are sourced exclusively from public government databases, including city and county open data portals, ArcGIS REST services, and similar municipal data systems. We do not purchase, license, or receive data from private data brokers or commercial real estate data providers. All data sources are government public domain.
7. Data Retention
We retain information only for as long as necessary to fulfill the purposes outlined in this Privacy Policy, unless a longer retention period is required or permitted by law. Permit lookup address searches are not separately logged or retained. Feedback submissions — including any email address, property address, or city you provide with them, as described in Section 2.4 — are retained so we can review and respond to them and to improve the Service, until we no longer need them for that purpose or you ask us to delete them.
8. California Privacy Rights (CCPA/CPRA)
If you are a California resident, you may have the following rights under the California Consumer Privacy Act (CCPA) and the California Privacy Rights Act (CPRA):
- The right to know what personal information we collect, use, disclose, and sell
- The right to delete personal information we have collected
- The right to correct inaccurate personal information we hold about you
- The right to limit the use and disclosure of sensitive personal information
- The right to opt out of the sale of personal information
- The right to non-discrimination for exercising your CCPA rights
Tarn does not sell personal information. To submit a request to know, delete, correct, or limit the disclosure of your personal information, please contact us using the information provided in Section 13 (Contact Us) of this Privacy Policy.
9. Children’s Privacy
The Service is not directed to children under the age of 13. We do not knowingly collect personal information from children under 13. If you believe we have inadvertently collected information from a child under 13, please contact us immediately.
10. Security
We implement reasonable administrative, technical, and physical safeguards to protect information against loss, theft, unauthorized access, disclosure, alteration, and destruction. However, no method of internet transmission or electronic storage is 100% secure, and we cannot guarantee absolute security.
11. Third-Party Links
The Service may contain links to third-party websites, including links to primary government data sources (EPA, USGS, city and county departments). This Privacy Policy does not apply to those third-party websites. We encourage you to review the privacy policies of any third-party sites you visit.
12. Changes to This Privacy Policy
We may update this Privacy Policy from time to time. We will notify you of any material changes by posting the new Privacy Policy on this page and updating the effective date. Your continued use of the Service after any changes constitutes your acceptance of the revised Privacy Policy.
